Columbia Property Attorney
Title disputes arise when two people claim identical or overlapping ownership in the same property. Disputes may also arise when there are liens or claims against an interest in property that show up as an exception on a title report. Sometimes mistakes are made in the recording of a deed to property which adversely affects your ability to sell the property.
These adverse claims are known as clouds on title and can render property unmarketable. When such disputes arise, either party affected may bring a Quiet Title action to ask a court to make a determination as to the true owner in interest and remove encumbrances on title.
